So you’re stuck with a problem. if you have a good real estate agent that wants to help you, that person will request proof of payment ie bank records showing the tenants pay regularly … but I’m no expert. 

I have also heard concerns about removal and tampering with these devices. - Water: I'm currently including water in rent for both of my buildings, because I've luckily not had to meter my water use.

They want proof to back up what was said, or not said. 

Lastly, set up your property as tenant proof as possible.  

You should have proof you tried to return the deposit via certified mail. 

I am thinking that providing section 8 housing may be a more affordable and recession proof way to get started in real estate for rental income.

Since this is a DSCR loan and I already provided account statements with proof of funds and my mortgage statement for the principal residence, I didn't expect much more would be required.

I'd also get proof of their insurance and say it must be active for the duration of their lease...and write rental insurance as part of the lease, so if they cancel it, you can get rid of them.

I don’t mind inheriting tenants, but I didn’t think to include an estoppel or proof of payment in the agreement.
