Sadly, many hard money lenders have hijacked the private money lender keywords so they are much more challenging to identify via google.

People have keyword alerts set up, and then someone arrives and pitches their town, which then triggers a lot of other keyword alerts to be triggered.

Figuring out the funding component is fairly straightforward from there.
