I also think what a lot of people on BP miss is the percentage of homes that are either owned by super wealthy investors or just investors is very low.

One was purchased a  few years ago by an out-of-state owner who has decided to sell and has doubled in value.

Having held a Real Estate license in Hawaii, I completed coursework and exams for Minnesota and Wisconsin to become a realtor in both states.

The biggest mistake I see out of state investors make is relying on others too much for direction and guidance instead of doing their own due diligence and building their own team that they actually meet and interviewRelying on one person who alleges that they have a 'team' built already that you can use as well can be a costly mistake.

That really set my business back.My suggestion is to use an agency short term, but try to always have a VA you're managing on your own.
