Typically, we set up entities in the state in which the property resides.

Notices, eviction laws, tenant rights and landlord rights vary by state, with some county or city overlays. 

You will need their advice on your state & local laws to properly proceed.

Let's of NYC investors look at other cities in NY, Rochester, Buffalo, etc... they can drive to them to see them, and they know the state well enough to feel comfortable.Most of the rust belt cities in NY offer cash flow as well. 

You CAN limit that agreement to a specific property; but, as others have stated, agents are looking for a certain amount of loyalty from their clients.If an agent gets vibes from a prospective client that indicates that they want to cheapskate and not pay a professional for their service, they are not likely to waste their time with them.

As stated above, $100k is the norm.
