They are one of the best types of real estate investment because there are no toilets,water or pets.

(toilets/termites/tenants) It would decrease my time at work where I generate significant seed capital, and that lost opportunity cost would exceed the real estate profits at least in first 20 yrs of my career.

If you have one - you need to let the property manager handle it or be prepared to spend a lot of time on nuisance calls -  ants, toilets, etc.  

- Should I do a partial remodel, replace the vanity, toilet, floor, and put a tub cover?

Just an rough example:  Let´s say you get 160k of your sale, you go out and get a note with 6-8% (which is more than doable) you look at a 800-1000 monthly cashflow, no tenants, toilets, property taxes, insurance etc.  

Sometimes some lowlife family members will squat in the dead tenants unit and you've got to evict them.

Makes it easy for me to talk to all of them at once, and then I don't get 4 individual tickets for a broken toilet.

Maybe there’s running toilets or something.

More than four months rent were lost between missed rent payments and legal fees to evict the tenant.The next tenant was much better, but had frequent complaints regarding legitimate problems: -bathroom sink hot water knob that didn't work-rat urine smell coming from the vents-water leakage from the toilet(I understand that problems occur, particularly with properties of this age, but it was surprising/disappointing considering I paid Ohio Cashflow $64.9k for a property they bought for almost half the price, then, even after having done improvements, still required frequent repairs.)3.

One of the toilets is likely cracked near its base (it leaked “clean” water when flushed) so we were going to replace it… that and the whole house needs some cleaning (we are already spending 10k of our own escrow to clean the place and move items out.
