Find out which business will be hosting, sponsoring, attending. 

Kind of think I want to get my license while I’m at it, seems easy enough although I’m not sure how easy it is to find a sponsoring broker.

The other is your due diligence on the deal and sponsor / syndicator. 

So a sponsor that one investor loves will look terrible to another and vice versa.

As an investor it seems like an unnecessary layer of the cake when I can go directly to the sponsor.

There are plenty of NNN tenant-in-common investment providers out there, along with DST sponsors, deal syndicators, etc.   

@Derrick WallaceOne does have to have ongoing self-employment in order to sponsor a Solo 401k plan.  

He teaches folks to be Sponsors - they can get rich pretty quick. 

Start with partnering with a more experienced sponsor.
