Our goals are 1) provide safe and reliable housing for our daughter for at least the next 4 years (She's one year into a 5 year sequence.) 2) maximize tax deductions/paper losses 3) in the long run, make some profit and/or reduce the expenses we would have otherwise incurred for housing for our daughter (especially after considering taxes). 

The sequence of eventsis as follows:1.

I always start with the rental rate first, because it's a lower number (and based on sales sequencing, I've discovered that starting all discussions with the lowest number possible eliminates sticker shock as an objection).

While a postcard may attract one person, a letter may attract another, all from the same list.I recommend to consider mailing a campaign of the same sequence to each list.

And to me it's a BIG red flag and reason to use extra caution.Look at the sequence of the money trail and see if it makes sense.

On closing day, the AB transaction closes and then the BC transaction in that sequence.  

It can do some tricks if you open the door and operate the door light switch a few times in a row, like turning the various motors and the defrost heater on and off in sequence.

If you know a lot about the sequence of trades and all of that you probably don’t need a GC.
