Highly recommend you looking into a checkbook IRA instead of cashing out.Sure you can take out the principle since you’ve already paid taxes on it but this money is supposed to be for your retirement and in a Roth your real estate can grow tax free, though check with a CPA to see if STR will trigger UBIT in an IRA.

For all methods you would want to find a market that has strong employment rates, strong income rates for the market, and is a growing or an established market. 

My oldest graduated from BSU (engineering) and has a stellar career, and my youngest went grade 7 - 12 here in Idaho so he got the full experience of what it's like to grow up in this great state. 

We're still looking at investing in Aiken, SC and work our way back to Greenville as we continue to grow.
