This privilege is totally optional.  

When they want to dig deeper they will have to deal with attorney-client privilege, immediately increasing costs for anyone looking to sue you.

Just paid 127k for 3 attached SFRs I have going vertical  that's just city fees SDC and building permits  and it was another 60k to get to the point to have the privilege to pay the city fees.. and no kidding.. 

Once the filing is completed you become the “trustee” per the agreement, but the attorney’s name is on public record, protected by attorney client privilege.

if you change it to or use it as a single family then after a period of time, you will lose the option to use it as a duplex, you will lose your grandfather privilege.
