Building small units in small counts is expensive development.  

The area is rich in history and culture, and with ongoing investment and development in the neighborhood.

I'm also looking for stable population and potential appreciation. 

I have my eyes on New Haven, CT given its growing population and proximity to universities.

Summary: 7 loans outstanding: 4 in foreclosure, 1 in default - trying to develop a plan before I begin foreclosing, 1 current, but has needed multiple payoff extensions, 1 current with no issues.

I am also a project manager and a architectural designer for a real estate developer in NYC. 

Generally I look for distressed, development, value add, etc.  

We have no interest in contact data gathering, as that space has been well developed. 

You have to walk these properties, understand where the hidden costs are outside of the spreadsheets, and understand the geographic appreciation trend and migration and population as well, none of which will be in the questions you are asking. 

But you do have the room sharing.. in Cupertino were you have a huge Asian population I know folks that will put two computer kids in each room for 4 bed house 8 techies and each paying 1k to 1500 a month.. can just about make it work since the houses are 2 mil.
