The more polished your presentation, the better you will appear to investors.  

Whether it's a 5-year-old boy swinging a bat, a 12-year-old girl spilling nail polish, or a 25-year-old mail that doesn't know how to operate a vacuum and mop.I do an analysis of my rentals at the end of every year.

Notable architectural features include dramatically angled Douglas fir beam ceilings, custom built-in furniture, polished concrete floors with radiant heat, and a fireplace constructed out of interlocking concrete blocks (the only one like it that the architect ever made).

(It's still old and somewhat uneven, but it's polished, stained and beautiful!)

If I can, the plan would be to take a 5% conventional owner-occupied loan for the multi-family, house-hack by living in a unit and renting out the rest and maybe polish up the cosmetics (not spend much, since I won't be getting it back except through a potential minor rent increase).

See... people only feel they need to see your reviews if there is something not right... when they do not feel convinced they can trust you.All you need to do is make sure your website is professionally done, polished simple no fluff and just good looking.

I agree with the commentsjust do a clean and polish job to get it rent ready and get it filledthis time make sure you screen your tenants very good and have stipulations for inspections of the property maybe add a stipulation that they will pay for damages you can do this by getting a credit card number to hold on file- make sure you don't use it unless you contact your attorney and have all the pictures and paperwork.

There was garbage all over, expired food left out, a nail polish stain in the master bedroom carpet, coloring on the walls, etc.
