An ounce of prevention is better than a pound of cure.Inspectors can vary DRAMATICALLY in their experience levels, and their thoroughness, and even the best inspectors will occasionally miss important issues (nobody's perfect).Therefore, each time I buy a property, I don't use one home inspector, I use SEVERAL layers of inspection done by SEVERAL pros.Yes, I use a regular home inspector, but I also have an experienced plumber scope the sewer line on EVERY property before I buy.

Agree that FFO is a good barometer.As I dig more deeper, it seems that most of these investments have multiple layers of fees built-inat key points like upfront, ongoing, redemption/exit etc.

Usually we pull a cash buyer list from Propstream, a buyer list using God Mode in InvestorLift (which includes buyers who used a lender, which sometimes we are fine with) and also I use LandVision which has a layer that shows who already has bought in that specific area.

Unfortunately there are just layers to it, and if the deal is on the lower end of purchase price/value then the minimum fees that groups charge can really carve out if you look at it from a percentage standpoint.
