In my "quick" search (just now), I found that NY is the worse state for landlords; so I'll have to dig into that a bit before considering Buffalo, NY :-(As an out-of-state investor in Buffalo (and in two other states), I agree that it's not the most landlord friendly.

Hi BP Community, I just purchased a foreclosure in Walton, Upstate NY as a getaway from NYC and while I knew the roof needed to be fixed, I just found out that some areas of the roof need to be entirely replaced as they have a very low pitch and currently have shingles (Not sure why they did that in the first place).

Our local bank offers them but the branch had never heard of them until we asked...At least in NY as I understand it, the interest belongs to the tenant *but* the landlord can charge a 'reasonable fee' for managing the account.

I know this thread is a bit old , but I have been seeing some properties in Smallwood, NY (a beautiful cabin community in Bethel, NY) Many houses there are seasonal only, but they seem to do great on airbnb.

It's good that the LLCs were formed in NY, as the properties are located in NY.As @Natalie Kolodij said, you will see relatively no tax difference between holding the property in an LLC vs. your name.
