Looking at multi-family properties (2-4 units), I'm noticing issues with properties that I cannot fix from far away: horizontal foundation cracks, water damage from bad or no gutters, bowing walls, windows rotted out, no floors, no kitchens, fire damage, and mold.

For our metal roof installs, we strip the entire roof every 2 foot with regular pine 2x4's horizontally screwed into the rafters and on the edges vertically with treated 2x4's.

Essentially this is exactly what the big hotel chains are doing - except this model works "horizontally".What I really like is the scalability of the model, potentially allowing for hundreds of listings spread over multiple cities or even countries, without the need for cash heavy investments.

Similarly the vertical cracks in walls are telling you there was movement below the wall (building settling, floor joist moving, etc).The long horizontal crack in walls are the ones which would concern me the most as they mean the wall has moved horizontally (top and bottom of the wall have come out of plane).
