LOL Anyway, please, PLEASE let me know your theory on how I came up with an extra $58 grand, though, because if it wasn't through this strategy, I'm going to need your help to figure out how to do it again!

Like @Stuart Udis said, most of the time its more cost and time effective to do cash for keys and throw a few grand to hopefully vacate so you can change the locks.

Door lock, detector batteries, other consumables, replacement of damaged or disappearing items like pool towels and linens, replacing blown out screens (I spent over a grand just on screens last year though we did have a freak huge hail storm).

In Grand Rapids, do investors have more luck renting multi units or single family homes?

If you don’t believe me, if you made at minimum 100k and you lived well below your means how hard is it to save up 50 grand a year?

Unfortunately, we have several homeowner clients who bought with grand ideas of making lots of monthly income right away, who took the advice of a realtor wanting to make a quick commission. 

I'll probably just end up paying the goofball so I dont have to deal with him, its only a couple grand, but its still really annoying and a simple phone call or text would have prevented this.
