Remember, building a relationship takes time, and showing genuine interest in your neighbor as a person can lead to a more fruitful conversation down the line. 

Goal: Develop the tools to build generational wealth through real estate by executing one successful BRRRR by year's end ("success" would be getting most if not all of my capital back through refi of a property that genuinely cash-flows).

I'm willing to overlook the nonsense and see the value of folks like @Jay Hinrichs that genuinely want to help and have nothing to sell.
