I looked at properties on the lower spectrum $50kish buy ins, in cities like Garland, Mesquite, Rowlett, with ARVs $90k+ish.

At that ARV, I'd suggest the southern & eastern portions of Richardson ISD, portions of Garland & Plano, Carrollton, Farmers Branch, Hurst-Euless-Bedford, North Richland Hills & Keller. 

I live in Garland but since the Dallas area is so competitive for Wholesalers I've decided to focus in more rural areas.So my question is, are there Buyers interested in country properties?

What do you think of areas in Dallas county like Garland, Mesquite, Fair Park etc.?

And I saw that you were from Sachse- I used to live in both Garland and Rowlett for a little while.

It gets hard to meet the 50% rule when taxes eat up such a large chunk.That said, for cash flow I would focus on first ring suburbs such as Garland and Mesquite.
