Screen your tenants and don't fold on your requirements.

Although your concern was getting a down payment smaller than 20% your problem is actually two-fold because you're adding small loan size to that.

I would personally like to see the amount of coverage increased ten-fold.

It also sounds like the reason you are having trouble with structuring the deals is a two-fold.

As you work and wipe, fold each one up and throw it away immediately in an open garbage receptacle you have ready.

So I guess my question is two fold. 1.

Jumping in we learned 10 fold those first 4 months that once we got the ship sailing and felt confident we can start shopping again.

Better believe it folks, you set up a sign, pull up a folding chair, venture into a cooler, and when you pop the top on your third specialty mix you have your check in the other hand, correct?

The goal was two-fold: 1. find a good home with good schools near enough to the city center and hopefully walking distance to things to do. 2. find a home with an income suite (basement apartment, mother-in-law suite, etc.) 

And never give a tenant/ project manager a credit card ( I pretty much added that in for myself- anyone reading this with any common sense already knows that) So the purpose of this post is two fold- One- I would love some advice on how I can get my credibility back with this tenant and avoid this every single month until his lease expires in June.
