Down Payment on Rental Properties

Hi all,

I am new to real estate and but am getting ready to do my first deal in the next few months. I've been reading a lot about real estate and often see headlines of articles or podcasts with things like "From $20k to 40 rental units in 2 years." So I guess my question is two fold. 

1. Is such a feat possible?

2. Is there a way to get loans on rentals properties for less than the 15-20% standard, and if so, how?


All and any help would be extremely appreciated!
