I've read J Scott's Books on flipping and gone through the Youtube rabbit hole but I feel like I'm missing a piece.

We were initially looking out of state for a potential move and or investment property just because the property taxes without being able to homestead, plus high cost of insurance, and harsh weather on homes made me feel like it might not be worth it.

Plenty of people invest remotely, and as long as you have modest expectations (not chasing the highest possible yield), and are using light leverage, and don't get suckered into buying in a part of town that you wouldn't feel comfortable visiting in broad daylight, plenty of people do this and do... fine.

The property feels more feminine so you can consider a refresh to neutralize this.

Also I feel buy and holds are harder to structure partnerships as its not that much money when split in between two people.

I have not posted in some time, and I must say I feel of the wagon.

I just wanted to share a little bit about the area, because I feel it flies way under the radar for many investors due to it being small and outside of the city.
