I have a 30'x30' (footprint) home with 4 dormers, all hipped, plus the additional top hip, and a porch roof with another hip. 

Usually that takes place because there might be a serious environmental problem. 

@Rob D.I keep recommending my clients have an- Attorney approval- Contractor review- Radon test- Lead based paint test- Asbestos test- Septic inspection- Finance contingency for FHA- $2500 repair expectation for any repairs FHA demands- $1 EMD- Engineers inspection- Furnace inspector- Partner approval- Environmental impact study at sellers expense- Neighbor interview- Plumber inspection- Assignment of contract- Well test- HOA rules approval- Certificate of Compliance acceptance- Marketability of title- Town code review- Survey- Soil testFor some reason they keep complaining they are not getting a response, beat out or end up spending thousands in tests and fees only to lose to some cash buyer when they request a repair.

Also check for any environmental issues: lead, radon, buried oil tanks, old gas tanks, asbestos, meth lab, etc... 

In that instance you'll find that most national QIs with a large foot print can and will take the time to spend to make you and your client comfortable.  1031 is a federal statute so acts the same way and is structured the same in all 50 states. 

I recently turned down a scholarship for a paid masters program in Ecological Restoration (I'm an Environmental Scientist by trade).

It's a massive business near the attractions and most of those properties won't be affected by this crap the City of Orlando is doing because, again, the City footprint is small.

What oil containment systems should my bank and i be looking for to make sure this oil is being properly controlled and not turning into an environmental problem.Thank you

I just designed very economical 2b/1/b 6-plexs based on a 30x30 (900 sf) footprint for a developer.

I’m guessing the over/under is cheaper to build because of the footprint.
