Where I'm at in Navarre (In between Destin and Pensacola) the short term market is highly saturated. 

All-in-all - good performance in 1-2 bed properties - great performance in 3 bed properties - excellent performance in 4 bed properties and fabulous performance on 5+ bed properties that only make up 2% of the total inventory in a destination that is central for reunions. 

Hi Konstantin, I’m also looking at Akron seriously, but I have a roving eye so I’ve been thinking about Joshua Tree, select other vacation destinations in California (that I could actually drive to!)

San Marcos, which isn't far from there at all, is home to Texas State University, as well as a recreational destination for the river tubing, which is a huge attraction.

I recently had a client buy a restaurant building, the seller had purchased the building, spent a good chunk of change fixing it up, and then promptly went out of business b/c the food they were looking to 'supply' wasn't in 'demand' in that market (a restaurant's 'market' is the local area, a destination resort's market is obviously "the country" or "the world," so I think part of it is automatically solved in your case).

I believe Beaufort has potential STR destination capabilities down the line.

Panama City beach and Destin offer more cashflow and less appreciation.

I've had more than one realtor say that PCB and the Destin area does much better than Okaloosa Island, so we made sure to avoid listings in that area.

Our more resort style destination type homes are very dependent on family travel and have the most seasonality, but also much higher ADR's. 

But still, why would anyone want to invest on sth that destined to loseas much as $1.3 million after 30 years of investment??
