Looking at 30a or around there for investment property, wondering about rental market there? Is this a good place for rental Income properties

    30A is mostly an appreciation based market with little to no cashflow if you buy turn key. If you decide to do a value add or build you can expect a 6-10% cash on cash return on 30A with a 35-40% equity position in the value of the property. Panama City beach and Destin offer more cashflow and less appreciation.

    I own on 30A and PCB for short term rentals and these seem to be the market trends for these cities.
