Looking to focus on investing full time in the near future but leaving my full time job that currently covers my family and I to paying nearly $1700 a month for private health, dental, and vision simply doesn’t sound realistic in the beginning stages of focusing on real estate full time.

Our first purchase consisted of a tri-plex (paid 67k) that needed some TLC (fully rented) across from the local dental school and a duplex (paid 45K, that had a hoarder who we had evicted as part of the purchase)  about 3 miles or so from the dental school.

From there a little more active but high quality is a 2 to 4 top type property such as Aspen Dental, T-Mobile, and Starbucks all with 10 year lease and rental increases of 10% every 5 years etc.

Not only damages due to the prior slumlord who owned the place, but damages from the tenant purposeful, her low hygienic upkeep.  

Someone who has a better personal hygiene will complain the one who does not clean up the messes from the use of bathroom or kitchen.

If it was a medical or dental bill, for instance, I'd look on it less harshly than if it were damages to a landlord or unpaid auto loans. 

Auto repairs, medical, dental etc.

We traveled with 9 in an RV and it was tough balancing stuff and personal hygiene.

Benefits include health, dental and 401k and says he would pay 1.25% of loan amount.
