Reading online and books is great for something to do in your spare time, but you need to actually speak with others face to face.

I currently have a roommate and collecting some rental income (also looking for possible guidance on shielding it from taxes) and looking to rent out the other spare bedroom for more rental income.

I suppose that I can always rent out a spare bedroom in the primary half. 

On my side I am also renting one of my extra bedrooms to a co-worker and I am looking for a second person to fill my other spare room. 

Lets assume you're making at least $240k a year if you have a spare $100k after expenses and taxes in California. $20k per month means you have at least $7k per month in mortgage payments covered. 5 mortgages of $110k ($150k minus 25% ($40k) down) would only be $3,000/mo even at 5%.

I'd focus on those.And spare the "Show Me How, Be Happy & Positive, Don't Be Negative and Tell Me No" pablum.

I bought my first home November of 2017 and I am going to figure out how to use the spare bedroom in my house to generate some income (Air B n B/ Renting it out are the ideas I plan to lock down by the end of 3Q). 

Which is what I figured, but it spares me from that research, which is good.
