I found a good answer to my question in a video by Coach Carson about How to Calculate the IRR.

I also forgot to mention that Rent To Retirement Academy members get access to biweekly group coaching calls, our private Academy group, and biweekly presentations from industry experts. 

He knows real estate investing and knows Chicago...the 3 day is a great place to meet new people and see if you need the level of coaching his program provides.If it's what people need to get in the game....do whatever it takes!

I also wanted coaches that were actively buying apartments and not just coaching.Program is great. 

I learned a lot from hearing about other investors' experiences and most of them like to talk about what's worked or what hasn't gone well. 2) I watched YouTube videos from David Greene from BP and Coach Carson (along with many others).

I can see the value in a one-on-one coaching relationship in some cases.

I see a lot of masterminds and 'coaches' selling it, but to me, that says it all.
