In order to pay contractors he used and his CC bill on the repairs dont to the house, he wants to work a deal with the buyer (investor) to off the bank the SS amount and then outside of the sale ask for a promissory note from the buyer in the amount of around 10K.

let's say you have 100k to begin investing.now let's look at what to invest in, where to invest and how to invest.5 rentals upstate new york - westchester area - 45 minute ride from NYC for you - 10k down on each - that's 50k left to repair, manage rentals.or use it to buy a rehab in queens, taking 60k to put down on a 300k dump with an After Repair Value of 500k, using your 40k to help pay for holding costs, and a few CC's for the repairs - turn it around in 3 to 6 months etc...my point here is not to direct you in one direction or tell you that you need 100k to invest.

Even if I just had $10k that I could use to finish off my CC and one of the vehicle loans, it would be manageable.But as it is, I'd be putting in a LOT of work just to achieve a break even cash flow for several years.

Found a commercial lender willing to take 20% down, but would finance in the repairs, so assuming 240k purchase price, selling pays CC, and 40k repairs, would require 56k down +2800 in closing costs (1 point). 5 year commercial loan at 5.875% w/ 1 point up front.

Buying the note is a good strategy in pre-foreclosures and under such events, the owner will need to request the note be sold to an investor, otherwise they won't entertain selling notes to people off the street.Adding to that request, you might send a copy to the clerk of court in connection with the foreclosure (not that they do anything) but is showss as a CC.
