I pushed back on the idea of an up front transaction fee of 10K and told him that I'd be happy to pay a transaction fee at closing, but wouldn't feel comfortable paying 10K without it being tied to an acquisition.

I think every market and every person have their own reasons, but here are some thoughts from a property manager.Pros for self managing / cons of PM- Keep all the revenue- You have 100% control- You own listing, photos, etc- Nobody will ever care about your investment as much as you do.Cons for self managing/ Pros for property management- This is a 24h / 7days a week business and I imagine you have at least somewhat of a life I imagine.

.)• NNN - purchase triple net lease opportunity (1031 everything into it, managed under trust, tenant takes care of everything) • Sell each off the normal way (even spreading out one a year, heavy tax implications and truly diminishes decades of work.) • Give/donate each away-----I expect many here have already been through similar dilemmas and interested in experiences, lessons learned.
