There's really only a few reasons I can think of:1) She wants to buy your house herself.2) She has some personal beef with you.3) She wants to protect her position of "power" and make sure everyone knows she's in charge.Getting to the bottom of her reason for trying to block your sale would probably be a good first step.

I typically try to set up my owner financing like thisAgree to pay 75% of appraised value (max)Lowest interest rate possibleLowest down payment possibleLongest balloon possible30 year amortization paymentsI then figure out what their goals are and beef up certain things like monthly payment or down payment in exchange for lower interest, longer balloon or lower purchase price

This is a normal byproduct of a free market economy. 

The cash flow wouldn't be a lot but it was basically a nice source of income while we beefed up our property and facilities management teams.The key for us was securing project based rental assistance.

The roach issue is just a by-product of all that is wet. 

I have no real beef with my current carrier, and actually am not making any claims on recent tornado damage (we'll fund repairs through operating accounts), but the idea of a master policy really makes sense for our portfolio.

It's all perception.The value I have is cultivating my network over the years.I have a targeted audience to sell my clients commercial listings.If they want to play "let's discount commission" I simply tell them I don't do that.The value is getting the property out to the players that are not agents in the MLS.That buyer broker/agent that contacts you may or may not have qualified that purchaser properly.I spend a lot of time on my list separating pretenders from the real thing.If you didn't spell out as the seller what you wanted in the beginning and made it crystal clear in writing then in my view you don't have a beef that is valid.Of course the investor agent is going to push his properties harder and do extra to sell them.The payoff is much larger versus another investor expecting the world for a nominal fee.Some may not like me because I won't work for peanuts and my time is valuable.One thing that I won't be mistaken for is misleading someone when taking a listing.Communication is key to any facet of real estate investing yet many fall short and it leads to problems.I find with contractors,attorneys,etc.

Not to mention, isn't that one of the beefs about the way the banks are handling the TARP funds?

Whenever I want to beef up my list I just post property ads to craigslist and backpage leading back to my website.
