I’ve done several rough calculations (obviously no one can predict the future of medicine, or anything for that matter) and my take home once I am an attending for all the specialties of interest to me will be about 150-200k after taxes, living expenses, and maxed out 401k and Roth IRA contributions.

I once delivered medicines to single family houses here in Missouri, whose residents where adults that couldn't live on their own and needed caretakers 24 hours a day. 

There are less than 4000 people who are registered in the state to use medicinally.

Real Estate Investing is older than: Television, Automobiles, The Dollar, Electricity, Flight, The United States of America, Communism, Refrigeration, Socialism, Gun Powder, Christianity, Islam, Sailing, Steel, Democracy, Medicine...... 

In California, plan to hunker down for a long while.It's not legal and I would never suggest it, but wouldn't it be fun to hire a dozen homeless people or rowdy teens to squat in the property and give these sellers a taste of their own medicine?

You could put your own squatters in the house and give them a taste of their own medicine, but I don't advocate breaking the law to deal with law breakers.You just have to decide if the deal is worth it.

It also had a tiny recessed medicine cabinet and I wanted to put in a much larger one.
