In a rental, regardless of whether or not it's higher end, I'd go with porcelain tile.

My first approach is to do porcelain 18x18 at about 1.59 Sq ft.  

I purchased porcelain tile throughout all 3 units, at $1.78/SF (just the cost of the tile) as I figured that would hold up better than laminate, but I definitely would have saved some on laminate.  

I'm down here in south florida and use a lot of porcelain tile. 

Wood look ceramic or porcelain tiles.

Here on the West Coast, ceramic or porcelain tile is common now for all living areas in rentals.

I have porcelain floors and cordless blinds, so the interiors are somewhat dog proofed in that sense.

I use steel with porcelain or cast with porcelain.Depends on the location of the crack also and in my mind any thing valuable under the crack to get ruined (like cupboards,,,or more drywall(in someone else s quarters)

I'm in the process of swapping out my laminate floor with porcelain tile for this very reason.
