I love the concept especially given the need in your market for storing things like snow machines, boats, rvs etc, but also for repair or general "fab shops".As long as you are seeing the demand in your specific market for these spaces, and perhaps its worth getting some leases signed up prior to breaking ground but thats a personal preference thing, I think the numbers look promising if the use case is there.

If you find the property in mid-January but don't want to close with snow on the ground, then submit your offer with a 60 day closing and you'll be purchasing it going into spring. 

It's a somewhat arbitrary process given that if you were to build from the ground up, you could do multifamily by right.

It takes some serious knowledge and work.I would not buy into an SA wine business without getting boots on the ground and doing some due diligence.

Not sure where your research came from but what I was basing my perspective on, was from a professional working knowledge of being on the ground observing.

The Initial inspector stated i needed double ground by the panel so I put in double ground by the panel.

My partners and I (3 of us) are based in Miami FL (not the easiest market at the moment) we are all realtors / brokers and investors, each have 20+ years of experience down here, have done multiple ground up single Family and duplex builds and currently have a portfolio of single fam and duplex properties.
