THe houses that we buy have pretty much nothing in them so we need to place washer, dryer, refrigerator, oven, and dishwashers in each. 

I would make sure the units have modern appliances including dishwashers and modern color schemes.

Carpet throughout the main living areas, vinyl flooring in the kitchen and bathrooms, microwave, stove, refrigerator, dishwasher, fenced in patio, and fireplace.

We have new furnace, roof, garage doors, water heater, water softner, dishwasher, garbage disposal.

I need an electric cooktop with downdraft vent and dishwasher. 

This is the section I have in my lease APPLIANCES INCLUDEDStove and Refrigerator, DishwasherLandlord is responsible for repairs to appliances listed above unless otherwise stated here: Dishwasher will not be repaired, If tenant would like to pay for dishwasher repairs they may, upon written permission from Landlord, all repairs or replacements will become sole property of the Landlord and will remain in the unit when Tenant vacates.Tenant will be held liable damage to any appliances beyond normal wear and tear.

We've generally had to pay the maintenance out of pocket over the years - an AC compressor, garage door opener, new dishwasher, paint/carpet etc., but spaced out and we had money in savings for those.

My advice is who you will be renting too. college kids big money from parents. your average Mr and Ms Joe who have a professional job with no kids etc. what amenities will you be putting in washer dryer dish washer etc.
