Understand that private money may not always be available.I'm not a fan of putting all I have with any one lender, banks do fail and new holders may not be as accomodating, but that depends on how much you're dumping into one lender too.The biggest concern with blanket loans are the terms of release for each property secured!

Join your REIA or find other investors who can point you to a title company that will accomodate you.

I assume it would need to read slightly different from a long term lease, in case the tenant decides to stay longer  and I'm not sure the verbage that should be used for such and/or how to accomodate this when others might want to rent?

Paychex has 1099 service but it will cost you a lot more, I am a paychex client and i find their service too much, not sure if they accomodate non-paychex.However, you could try intuit if you really want a payroll service co.
