A PM sends someone for maintenance and that's valuable info on how the house is being treated.

DSCR loans are only for rent ready properties (no "subject to" or min less than $2,000 in deferred maintenance). 

My understanding is 12% annualized return, paid at 1% monthly, on your investment.  

Even if you rent the house for $2,000 a month, you will still lose because of maintenance, vacancies, and the expensive mistakes common with newer investors.You can borrow up to 70% of the equity.

note if we sell the primary residence, it is very likely we will not need mortgages to buy smaller rentals as we would use that mostly.Though I take your point on keeping it. our house was a new construction (3 years old) though so possibly low maintenance risk to keep for a rental.
