Having purchased a property in Pigeon Forge, I would advise against that short term rental market since the management companies are unreasonable with their management fee- nothing is left over for the property owner after they get their fees.

But typically, using the best case scenario comps is a recipe for disaster as Shaun pointed out, just not always.I think we are more or less on the same page.By way of illustration lets say a house that a wholesaler gives me has comps (for sake of simplicity all have same bed/bath mix and within ~5% of sqft and lot size and any other amenities and level of condition) of:#1 Sold 3 weeks ago, is 0.2 miles away sold for $348K#2 Sold 4 weeks ago, is 0.25 miles away sold for $329K#3 Sold 6 weeks ago, is 0.25 miles away sold for $352K#4 Sold 4 weeks ago, is 0.3 miles away sold for $349.5KThe wholesaler give me 1, 3, and 4 and says there is an ARV of $349K.Not unreasonable* at all but I look them up and see those same ones but also #2.

However, looking at the numbers, I think my valuation was pretty fair - in fact, even a bit aggressive.My feeling is that the seller just has unreasonable price expectations (and we've already moved on with offers on two other 4-plexes) but I'm curious if people think my numbers/ratios are in range.Cheers!

This is not to say you shouldn't make a lower offer that you can justify, but getting to a point where your justifications become unreasonable will put you in that same boat.

My personal technique is to tell them that we don't discriminate against ESAs, but we have to check with the insurance company because certain breeds are not covered and it would be an "unreasonable request" for the owner to change insurance providers.

In a partnership there is always thoughts that someone is not doing their fair share.......they get messy.This is a great business, it has lots of moving parts that you need to be aware of them.Lots thrills and negative aspects (bad tenants, bad loans, expensive lawyers, unreasonable housing inspectors, rent court, housing court, unproductive real estate agents, IRS, recording keeping.....etc.)And those THRILLS........ the elation and joy of sitting at the settlement table and watching, almost in slow motion, as the title officer slides your assignment check across the table, you slowly and with high anticipation turn it over and read your name and the dollar amount.

Is it unreasonable to say they cant have that in the back yard, I did said say they can have access to the back yard but didn't expect them to "take it over"...
