well Chris typing this from my hotel room in Charleston on my way home via Atlanta of course.we just sold a 8 room and 4 room... big 1880s remodel on the front house then I built a brand new 4 bd behind it.. it closes on Friday fingers crossed....new owner will let it set vacant until Aug.. then rents are 800 to 900 a room to students.. and will stay that way every year and maybe go up.. brand new one building full gut job other.. sale price 1,275.000 so 12 X 800 = 9600 gross rents probably a 3 to 4 cap.. although it is BRAND new so unless students beat the crap out of it.. cap ex will be minimal first 10 years.. turn over of course will have expenses..
