Not sure how one would fare trying to evict on that, but it exists and is something an owner could check into to possibly get rid of a guest.Let me also stipulate, I'm not an attorney. 

The PM;he/she is just a worker for the broker that does not have the ability or knowledge to do proper property management.I will recommend you1) read through the management agreement, I believed that there are ways or rules to stipulate that you can terminate the agreement; if the PM can not deliver as promised on the agreement. 

I make using it a stipulation of the lease

You and your lender can create an escrow agreement between the two of you which lays out any stipulations to the funds released to fund the transaction or returned the lender which can include a release form from the lender.

She did request the sellers could stay in the house 10 days past escrow for free, so I put in the stipulation that 10K should be held in the escrow account until they full vacate.

Plus, even the "easy" private money comes with a ton of stipulations.

No and we didn't stipulate it in the contract, your speaking of the escrow correct?
