A robust PMS system, I use Ownerrez. 

Documents that show your ability to pay, tax returns, employment resume, business plan, whatever even if it's poor.

Under that I have a link to our construction company, a visual resume, etc.

Do i need something that robust?

If prices were to suddenly and painfully fall right to the long term trend, roughly 2000 prices adjusted for inflation, and lending was to return to pre-bubble guidelines and availability, I think we would resume the pre-bubble, inflation driven appreciation.

We plan to resume being Airbnb hosts with this house until we move on to the next BRRRR house in a year or so. 

One problem with a robust market, whether it's stock or real estate, is that people who have just been lucky start believing they are smart and know something about investing, this puts them in a tenuous position to lose everything.

I happened on this site in my quest to build a more robust understanding of how to choose a market to invest in (i'm a turnkey/out-of-state investor).

Some people will simple post their resumes and not even seriously see what the job entails if they didn't follow that one simple step and post what was asked of them in the subject line I wouldn't even open the email.

The next day I can have the trash cable/wifi resumed.
