The good ones will be there early getting all of their supplies early, and if you're there at 10am or in the afternoon it's because they probably forgot something. nope. did not work for me. spent a week at HD before 7am. got the worst quotes and characters one could possibly get.

I'm originally from Baltimore myself and even though I don't own any property yet, one thing I am very leery of when it comes to investing back in my city of birth is the quality of the neighborhood and character/value of the tenants.

It adds character to the house. 

In short, they are judging your character as much as your balance sheet.

Sell your character for peanuts. 

I would lean toward going the legal/court route as the person appears to be of low character and seems to be taking funds for for work they have no intention of completing.

@James Nix I’m a business owner and this is something that is priceless that I will teach you.Whenever I have to a “no” answer to one of my employees for a request I try to put some imaginary character in the middle.

If you FSBO you will get a number of characters banging on your door that in hindsight you'll wish you could have sent to an agent instead of having to say no to 30% off asking lowballs all day.

I tend to like old houses for their character.
