Lien positions are important to discuss with the person because they want security but most HMLs don't like there to be a 2nd lien On the property (this only pertains to private lenders for gap funding.)You have to be honest with people and don't fluff numbers.

John -- read and bookmark your local and state codes that pertain to rental real estate.Some are quirky, like the one around here that requires screen doors unless a screened window is within a certain distance of the door.In any event, it's always best to stay ahead of the curve in the rental business.
