Hello,I'm just starting the process of being a landlord for the first time - i'm wondering if most landlords are still doing the old fashioned "mail the check in" or if any of you use autopay/electronic deposit options?

My first two property's were purchased the old fashion way with saved funds with an FHA on the first and conventional on the second.

People don't care about the person after them, so make sure you are fully aware that the work they say they did could, in fact, have been done, but in a poor/ineffective fashion or not at all.

It is my understanding after reading the AG letter, they would not legally be permitted to be involved in any way, shape, form or fashion and especially with a "client".

To simplify the concept, depreciation is just a question of whether you are allowed to take 100% of a cost as an expense today or whether you must take the expense allocated in some fashion over time.
