everyone just jumps in and they risk the refi not happening or rehab being butchered etc.. for the average investors buying something already rehabbed is much safer.. although it does defeat the forced appreciation part of it.I am toying with firing back up my BRRR funding arm.. I

One last thing, as I've said before I don't do those ABCD grades myself, but even in the best parts of Tosa like the Highlands, if that's an "A", then what are places like River Hills, Chenequa, Elm Grove or especially Indian Hills in Elm Grove where they've got teardowns selling for $700k and being replaced by 12,000, 15,000 or even a 20,000 sq foot home??

Shema Turner I agree with John Blackman i would start nearbyi have properties in 3 states, and you'll have to pay tax on both states.the one in MA is in a condo with inhouse management crew, so it's "easier" to manage and i have great tenant.the one in NC (that is 10+ hrs away) my retail tenant bought her own shop, so i decided to sell it, i still have a network there to help me, but i am finding it so hard to manage. i am currently looking for a new tenant but have an army of ppl working for me there. and a trusted person/buyer working for same interest. if not i dont' know what i would have done.
