There is no award for most responsive landlord but there's a reward for managing your time and resources properly with this type tenant. 

The insurance company has to pay to defend all legal actions against you in the case of a covered claim and they must pay up to the damage award or limits of the liability coverage. 

The judge normally can't award you more than you ask for, but can give you less than you ask for.

Yes, I don't like the fact that this year I've had a meth lab, a machete fight, a room covered in feces and enough bed bugs to win some sort of award.

(You likely won't be able to get an award for "missed rent" though if you're referring to the rent that the tenant didn't pay to the seller since you weren't a party to that agreement at the time the rent wasn't paid.)If you plan to wholesale the property to a cash buyer, the tenant will likely become the end buyer's problem and they'll have to deal with it since they'll be the actual new owner. 

Evictions don't usually show on a credit report unless the landlord also got a judgment for a money award against the tenant (as opposed to just possession of the property).
