I know with some you are able to sign documents electronically so Mom and Dad can do it virtually without being in town.

Yup, lots of machine shops, contract manufacturers, electronics companies already in big trouble. 

i use buildium on the buildings i personally manager, its pretty robust for the cost, $40/mo  i'll be fully transition off RM and over to buildium soon.buildium also provides a web portal where people can apply on-line and from that point, everything is managed electronically. once people apply, you can initiate background/credit checks from the tool. for someone who self manages, its a pretty clean and easy solution.
