I'm concentrating my scope on the I-71 corridor and some neighborhoods near there.  

If you have the assets that cash flow is unnecessary, you can concentrate on total return without needing to focus on the cash flow.Good luck

You can't really go wrong if you just pick one of the beginner strategies i.e. wholesaling, house hacking, BRRR on a rental and then concentrate on learning and listening to just the info on that.

BlackRock goes into business directly with the Chinese Army (PLA) using Uyghurs whom are in concentration camps (at least in the case of Black Rock) but I would guess Dalio and the rest of them as well. 

One question I have is should I concentrate more on larger multi-family deals  (75+ units) or owning multiple smaller units. 

I would assume they would be kind of strict due to the high concentration of large hotel companies and casinos.

As of today we are at 33 apartments mostly concentrated on the west side.

There aren't a ton of quads in Austin (most of them are relatively concentrated in a few different areas), and at that price point, I'd guess about half of them will be above your max budget.
