As someone mentioned above, large apartment investing is a team sport.  

I would go to school (trade school or college) on student loans and work my butt off studying and working (Uber, Lyft,Waiting Tables, Reffing Sports) to keep my debt low but gain an education. 

That crowd, who comprises a large percentage of my own tenant base is the pinnacle of desirability in my opinion both from a financial risk standpoint to other measures.

Invite them to a golf outing or sporting event.

Look at your competition hotels, motels, etc. they all have cable.Like everyone is saying the price of TVs is very low so buy one, the only problem I could guess is losing the remotes.I would at least get basic cable you should be able to get at very low price news, weather, movies, stocks,sports .
