However, there are investors making money at trustee sales, just be acreful, as you are a small fish in what is a very large ocean with many sharks and they can eat you alive.

Give a hungry man a fish and you feed him for 1 day, teach him how to fish and you feed him for the rest of his life.

Bottom line is that if you hire a big company broker, ie .......you are a small fish and your property will be overlooked.

I agree with @Jonathan Key do both, but instead of having your dad find the tenant, he should be teaching you how to fish!

Sits on 8 acres and has a pretty good looking fishing pond. 

I think I look at it differently right now since I am a small fish (2 SFR rentals) and so my relationship with the banks is quite infrequent. 

I will then get settled in and start broker fishing haha

I like being a big fish in a small pond, too.
