What we're aiming for is a 150k loan based on its rents and commercial value, in order to bump it up to a 6/4 with an extra bank of showerheads, tankless water heater, outdoor shower and hot tub, and charge closer to $1000/night.

My best advice to minimize your chance of this happening to you is to buy a couple of outdoor cameras, build a good relationship with your neighbors(They can see who is staying at your house and whether or not they should be there) and demand frequent and detailed records from your manager!
