Just closed escrow on our latest flip in Bonita, CA. Purchased the property for $488k. It was a 3 bedroom, 2.5 bath w/ 1772 sq ft. We loved the floorplan and how it was a single story SFR which is very desirable in the area. The best part was that it sat on .48 acre and we cleared the empty lot next to it and it was up to the new homeowner what they wanted to do to it.

It had some foundation issues that we easily fixed. We knocked out a couple walls in the kitchen and living room to open it up and due to the area, we used all high end materials. Custom cabinets and quartz counters, Viking appliances, hardwood floors throughout, iPad station, ceiling mounted speakers & stereo system throughout the house, yamaha outdoor speakers for the patio, all rooms were prewired for cable and internet, jacuzzi tub for the 2nd bath, venetian plaster in all bathrooms, and the list goes on...We set a record for sales price in the neighborhood which is always a good thing.

Purchase Price: $488k

Remodel Costs: $149k (Includes labor, materials, monthly expenses, etc...)

Commission Costs: $18,725

Sales Price: $749,000

Profit: $93,275
